Following the design pattern of the other four apartment buildings of the project, the Gateway Southcentre is built around a central garden courtyard that provides a greater sense of space and openness. There are a total number of 500 suites at the Gateway Southcentre, along with a massive indoor garage featuring 581 parking stalls. The entire development is heated and cooled by a leased geothermal system that pumps heat from summer air conditioning into the ground, then retrieves it for space heating during the winter.  There are solar panels on the roof to pre-warm the domestic (tap) hot water.

A majority of the condo suites at Gateway Southcentre are modestly sized to attract the first-time homebuyers who might be looking for a cost-efficient housing option in this part of the city. Most of the one-bedroom and two-bedroom units at Gateway Southcentre measure anywhere between 600 square feet and 880 square feet.
